Search for "smart home package for HDB" and you will find a lot of pages selling named tiers like Starter, Mid-range, or Premium, each with a fixed bundle of devices. We do not sell it that way, and we think that is actually better for you. A 4-room HDB flat and a 4-room BTO flat with a different layout do not need the same devices in the same rooms, so a fixed bundle either overcharges you for things you do not need or leaves out something your home actually requires. Here is what we actually charge, and why.

Quick Answer

  • We price a Home Assistant setup by the floor size of your home, not a named package tier. The starting guide runs from $1,799 for up to 600 sqft to $2,800 for up to 1,800 sqft, with larger homes quoted individually.
  • In practice, a typical 4-room HDB flat has been charged between $2,800 and $3,400 for our standard scope with no optional add-ons, which tends to run a bit above the bare starting-from guide once the actual home is accounted for.
  • The standard scope includes a full Home Assistant setup, integration of up to 8 device types, up to 10 automations, one unified dashboard, and family handover and training, and it works fully without needing a subscription.
  • What actually moves the price up are optional add-ons: voice control, a custom floorplan-styled dashboard, and aircon control, which scales with how many aircon units need to be brought in.
  • Layman Smart Home People has completed many HDB, BTO, condo, and landed projects, and real project pricing has held fairly consistent with this floor-size guide.

Why there is no single "package" price

A smart home package priced by a fixed tier name sounds simple, but it hides a real problem: your home's actual size and layout is what determines how much work and how many devices are involved, not which marketing tier you picked. A 2-room flat and a 5-room flat both labelled "mid-range" are not doing the same amount of work.

That is why we price by floor size instead. It is a more honest match between what you are paying for and what we are actually doing in your home.

What a typical HDB or BTO flat actually costs

Our starting-from guide scales with floor size:

  • Up to 600 sqft: from $1,799
  • Up to 800 sqft: from $1,899
  • Up to 1,000 sqft: from $2,099
  • Up to 1,200 sqft: from $2,279
  • Up to 1,400 sqft: from $2,460
  • Up to 1,600 sqft: from $2,599
  • Up to 1,800 sqft: from $2,800
  • Beyond that, including most landed homes: quoted individually

Treat those as a starting-from guide rather than the final number. In practice, across our completed HDB projects, a typical 4-room flat has run between $2,800 and $3,400 for the standard scope with no optional add-ons once the actual home is accounted for. That range has held fairly consistent across the HDB, BTO, condo, and landed projects we have done. You can also run your own numbers through our pricing estimator if you want a starting figure for your specific floor size.

What's included in a standard setup

Whatever the floor size, a standard Home Assistant setup from us includes:

  • A full Home Assistant setup as the central system for your home
  • Integration of up to 8 common device types
  • Up to 10 automations built around your actual daily routines
  • One unified dashboard to control and monitor everything
  • Family handover and training, so everyone at home can actually use it
  • No subscription required, the system works fully on its own, with optional add-ons available if you want them

What changes the price: the real add-ons

The standard scope above is the base. What actually pushes the price higher are specific add-ons, not a jump to a more expensive tier:

  • Voice control adds to the base price.
  • A custom floorplan-styled dashboard is an optional add-on for homeowners who want a more visual, room-by-room control interface instead of a standard list-style dashboard.
  • Aircon control scales with how many aircon units need to be brought into the system. The more units, the higher this add-on runs.

This is also why we do not quote a single fixed figure for "a 4-room HDB package." Two 4-room flats can land in different places once you decide which of these you actually want.

When you don't want something changed

A lot of guides on this topic focus on rules, like HDB or condo management restrictions on changing certain fittings. In our experience, the bigger factor is usually not a rule at all, it's the homeowner's own preference. Some people do not want their original door swapped out, or do not want the look of a particular fitting changed, regardless of whether it would technically be allowed.

When that happens, we look for a way to commission or integrate around it without touching what you don't want touched, and in most cases we can. When we genuinely cannot work around it, we tell you that upfront, before the project starts, rather than overselling what's possible and running into it partway through.

Does the package differ between HDB, BTO, condo, and landed?

Not in the way a tiered package would suggest. Since we price by floor size and actual device scope rather than property type, the same guide applies whether you're in a BTO, a resale HDB, a condo, or a landed home, the floor size and the add-ons you choose are what move the number, not the property type itself. If you are still deciding whether a smart home system is worth it for your specific property type, we've covered that question separately in our guide to smart homes for HDB, BTO, condo, and landed homes. FAQ

How much does a smart home package cost for a 4-room HDB flat in Singapore?

Our starting-from guide for a home up to 1,000 to 1,200 sqft (roughly a 4-room flat) runs from about $2,099 to $2,279. In practice, a typical 4-room HDB has been charged between $2,800 and $3,400 for our standard scope with no optional add-ons, once the actual home is accounted for.

Does Layman Smart Home People offer fixed packages like Starter, Mid-range, or Premium?

No. We price by the floor size of your home rather than a named tier, since two homes labelled the same tier can need very different amounts of work. Our starting-from guide scales from $1,799 for up to 600 sqft to $2,800 for up to 1,800 sqft, with larger homes quoted individually.

What's included in a standard Home Assistant setup?

A full Home Assistant setup, integration of up to 8 device types, up to 10 automations, one unified dashboard, and family handover and training. It works fully without a subscription.

What add-ons increase the price of a smart home package?

The main ones are voice control, a custom floorplan-styled dashboard, and aircon control, which scales with how many aircon units need to be integrated. These sit on top of the standard scope rather than requiring a jump to a different tier.

Can I keep my existing door or doorbell if I don't want to change it?

In most cases, yes. We look for a way to commission or integrate around fittings you don't want changed. If it genuinely isn't possible, we tell you that upfront before the project starts rather than overselling what can be done.

Want a real price for your HDB or BTO flat?

Tell us your floor size and which add-ons you're considering, and we'll give you an honest number rather than a fixed package name.
