In the quiet, leafy enclave of Yio Chu Kang, a couple in their early 60s recently embarked on a full renovation of their sprawling 5-storey strata landed home. While the property offered luxury and space, the prospect of managing five floors of lighting, climate control, and security was daunting. Their request to Layman Smart Home was clear: "Keep it simple, make it reliable, and don't make us hunt for switches."

This project serves as a masterclass in how smart home technology can be tailored for seniors, focusing on convenience rather than complexity. By utilizing a "No-Neutral" wiring strategy and the power of local control through Home Assistant, we transformed this multi-level residence into a responsive, easy-to-manage sanctuary.


The Challenge: Connectivity and Wiring Across 5 Floors#

Landed properties in Singapore present two major hurdles for smart home integrators:

  1. Signal Penetration: Thick concrete floors act as shields, often killing Wi-Fi and Zigbee signals between levels.
  2. Legacy Wiring: Many older strata units do not have a neutral wire at the switch box, a common requirement for high-end smart switches.

Our Solution: Strategic Electrical Planning for No-Neutral Stability#

Because the owners were already renovating, we stepped in early to support the electrical planning. Since the existing infrastructure lacked neutral wires, we opted for a Full No-Neutral Setup.

We selected high-quality Zigbee switches that draw a "micro-current" to stay powered without a neutral line. To solve the stability issues often found in no-neutral setups (like flickering LED lights), we strategically installed capacitors at the light fixtures and ensured the Zigbee mesh was reinforced with hidden routers on every second floor. This ensured that a command from the basement would reach the 4th-floor attic with zero latency.


The Integration: Daikin, CCTV, and Lighting#

The goal was to eliminate "app fatigue" by bringing the home's major systems into one unified interface.

1. Centralized Daikin Aircon Control#

Yio Chu Kang's afternoon sun can make a 5-storey home heat up quickly. We integrated the home's Daikin Air-conditioning units into Home Assistant.

  • The Logic: Instead of using five different remotes, the owners can now view every unit's status on a single screen.
  • Automation: We created a "Good Night" sequence where the air-cons in unoccupied guest rooms automatically shut off at midnight, while the master bedroom maintains a steady 24°C.

2. Streamlined Security (CCTV)#

Security is paramount for landed homes. We integrated the property's CCTV feeds directly into their dashboard. The owners no longer need to log into a separate security app to check the gate or the backyard; a live thumbnail view is always accessible from their central control panel.


Designing for Seniors: The "Clean Dashboard" Philosophy#

The most critical part of this project was the user interface. For users in their 60s, a dashboard cluttered with graphs and technical data is more of a hurdle than a help.

We built a bespoke Home Assistant dashboard specifically for the couple, prioritizing:

  • Large, High-Contrast Icons: Easy to tap on a tablet even with varying eyesight levels.
  • Room-Based Navigation: Instead of searching for "Switch 1," they simply tap on the "Living Room" or "Kitchen" floor plan.
  • Status-at-a-Glance: A header that clearly states "All lights are off" or "The front gate is open," providing instant peace of mind.
