In the serene neighborhood of Singapore’s East, a newly renovated 3-storey semi-detached house stands as a prime example of how heritage architecture and modern intelligence can coexist. At Layman Smart Home, we recently completed a comprehensive smart home conversion for this expansive property, proving that you don't need a total rewiring to achieve world-class automation.
The challenge was significant: a multi-storey layout with thick concrete walls, a lack of neutral wiring at the switch points, and a desire for a unified "single pane of glass" to control everything from the vehicle gate to the security cameras.
The Challenge: Connectivity Across Three Floors#
Large landed properties in Singapore often suffer from "Smart Home Dead Zones." Wi-Fi alone cannot penetrate three levels of reinforced concrete consistently. Furthermore, like many older landed estates, the existing electrical infrastructure utilized a no-neutral setup, which traditionally limits the choice of smart switches.
Our Solution: A Robust Zigbee Mesh & No-Neutral Hardware#
To ensure the home remained stable 24/7, we implemented a dual-layered infrastructure:
- No-Neutral Smart Switches: We replaced every standard wall switch with high-quality no-neutral Zigbee switches. This allowed the owners to enjoy smart lighting without the mess and expense of hacking walls to pull new neutral wires.
- Strategic Zigbee Routers: To bridge the signal gap between the ground floor and the attic, we tucked dedicated Zigbee routers inside the false ceilings on every level. These act as "signal boosters," creating a rock-solid mesh network that ensures a switch pressed in the basement triggers a light in the attic instantly.
The Brain: Local Control with Home Assistant#
While many turn to basic apps, this project required a higher level of sophistication. We deployed a Home Assistant server to act as the central brain. By keeping the processing local, the home remains functional even if the internet goes down—a crucial requirement for landed property security.
1. Integrated Security & CCTV#
We integrated the home’s high-definition CCTV system directly into the Home Assistant dashboard. Rather than switching between apps, the owners can view all perimeter feeds in one place. Using AI-based person detection, the home can now distinguish between a stray cat and a visitor, sending rich notifications only when it matters.
2. Vehicle Gate Automation#
One of the most appreciated features was the integration of the heavy motorized vehicle gate. Using a dry-contact relay integrated into the gate's controller, the owners can now:
- Open the gate via voice command as they drive up.
- Check the gate's status (Open/Closed) remotely.
- Set an automation to auto-close the gate if it has been left open for more than 10 minutes.
3. "Welcome Home" & "Away" Logic#
The power of a 3-storey smart home lies in its scenes.
- The "Huat" Arrival: When the vehicle gate opens after 7 PM, the driveway lights, foyer lights, and living room air-con activate automatically.
- The Master Off: With a single "Away" button at the front door, the entire 3-storey house—every light, fan, and air-con—shuts down, saving significant energy.
