Project: A Smart Sanctuary for a Young Family in a Pasir Ris HDB Maisonette

Pasir Ris is known for its breezy coastal vibes and spacious Executive Maisonettes (EM). For a young family of three—parents and their energetic 7-year-old daughter—a newly renovated maisonette here wasn't just a home; it was a canvas for a smarter way of living.

At Layman Smart Home, we were tasked with integrating a sophisticated yet "family-proof" automation system into their two-storey home. The goal? Enhance security, simplify the daily routine for busy parents, and add a touch of magic for their daughter, all while working around the traditional wiring found in HDB flats.


The Challenge: Two Floors, One Network, Zero Neutral Wires#

Renovating a maisonette presents a unique set of challenges. The split-level layout often leads to "dead zones" where smart devices lose connection. Furthermore, like most HDBs in Pasir Ris, the original electrical points lacked a neutral wire, which typically limits your choice of smart switches.

1. The No-Neutral Solution#

To avoid the mess and high cost of hacking walls to pull new wires, we utilized high-end no-neutral Zigbee smart switches. These switches allow for a "one-for-one" replacement of standard wall switches. Despite the lack of a neutral return path, our chosen hardware ensures zero flickering, even with the energy-efficient LED downlights installed throughout the living and dining areas.

2. Bridging the Gap: The Zigbee Mesh#

To ensure the 7-year-old's bedroom upstairs stayed connected to the main hub downstairs, we created a robust Zigbee mesh network. By strategically placing the Zigbee radio dongle right in the middle of the stairwell, we ensured that the signal stretched seamlessly across both floors, providing 100% reliability for every switch and sensor.


The Brain: Home Assistant Integration#

For this family, a simple "app-controlled" home wasn't enough. They needed true automation. We deployed a Home Assistant server to unify their devices into a single, locally-controlled ecosystem.

Kid-Friendly Lighting & Safety#

For a 7-year-old, reaching for high wall switches can be a struggle. We programmed motion-activated path lighting.

  • The "Midnight Path": Between 9 PM and 6 AM, if motion is detected in the upstairs hallway, the lights dim to a soft 10% warm glow—guiding the daughter to the bathroom safely without waking her parents or straining her eyes.

Seamless Security: The Smart Door Lock#

We integrated a Zigbee-enabled smart deadbolt into the Home Assistant dashboard.

  • The "Arrival" Sequence: When the parents unlock the door via fingerprint, the "Welcome Home" scene triggers. The hallway lights turn on, and the living room air-con begins cooling the space—a lifesaver after a humid walk back from Pasir Ris MRT.
  • Security Alerts: If the door is left ajar for more than 5 minutes, an alert is sent to both parents' phones, ensuring the safety of their child and home.

The "All-Off" Peace of Mind#

With two levels to manage, it's easy to accidentally leave a light on upstairs. We installed a "Master Switch" by the front door. One long press as they leave for school and work triggers a global "Off" command, shutting down every smart switch and appliance in the house instantly.
