The owners—a couple with two daughters (aged 18 and 21) and a 16-year-old son—wanted more than just a fresh coat of paint. They wanted a home that could keep up with five different schedules, three distinct generations, and the high-bandwidth demands of a tech-savvy household.

Phase 1: The Foundation – Full Neutral Wiring#

One of the biggest mistakes homeowners make in Singapore is assuming "smart" only happens at the end of a renovation. For a resale condo, the existing wiring is often outdated.

We sat down with the owners to discuss electrical planning. Our recommendation was firm: A full neutral wire setup.

  • Why Neutral? Most advanced smart switches in 2026 require a neutral wire to stay powered independently. This ensures 100% stability, eliminates the "ghost flickering" common in no-neutral LED setups, and allows the switches to act as Zigbee repeaters, strengthening the network across the entire 1,300 sq ft unit.
  • The Planning: We mapped out every switch point, ensuring that the heavy-duty appliances (like the water heater) and the intricate cove lighting in the living room were all prepped for smart integration.

Phase 2: The Brain – Home Assistant Integration#

With five adults (or near-adults) in the house, a standard "app-based" home would have been a nightmare of conflicting schedules. Instead, we deployed a Home Assistant server.

By using Home Assistant, we unified different brands—from the smart door lock to the individual bedroom lights—into one local, private ecosystem. No data leaves the house, and more importantly, the home stays smart even if the internet goes down.

1. Multi-Tiered Front Door Security#

With three teenagers constantly moving between university, school, and social activities, the front door is the most high-traffic area of the home. Instead of relying on traditional keys—which are easily lost—or expensive facial recognition systems that can be finicky in low light, we implemented a practical, high-security approach using a Smart Doorbell Camera and a Smart Lock.

  • Loitering & Person Detection: We configured the doorbell's AI to distinguish between general motion (like a passing car in the condo corridor) and actual human presence. If someone lingers near the entrance for more than 30 seconds without ringing the bell, the system triggers a "Loitering Alert" to the parents' phones.
  • The Automation: While the camera doesn't use facial recognition to identify individuals, we used Home Assistant to bridge the gap. When the doorbell detects a person, it captures an instant snapshot and sends it to the family's Telegram group.
  • Parental Peace of Mind: This allows the parents to see exactly who is at the door—whether it's one of the kids, a delivery rider, or a stranger—in real-time.

2. Zoned Morning Routines#

Morning chaos is real for a family of five. We created Zoned Automations:

  • Parents: At 6:30 AM, the master bedroom curtains open 30% to let in natural light.
  • The Daughters: Since the 18 and 21-year-olds have varying lecture times, we installed smart buttons by their beds. A single press triggers a "Get Ready" scene—bathroom lights on, vanity mirror lit, and their favorite Spotify playlist through the ceiling speakers.

3. Energy Management (The "Dad Mode")#

With five people, electricity bills in a resale condo can skyrocket.

  • The Automation: If the living room has been empty for 20 minutes (detected by high-precision mmWave occupancy sensors), the Home Assistant "sweeps" the area—dimming lights and turning off the TV and air-con.
